Quarterly Review - Q1, One to 4 Family Sales in Hoboken

1-4 Family Sales in Hoboken for Q1 2013.  What I find really interesting about these sales, is what they indicate about duration and price sensitivity.  When 1134 Bloomfield was priced 8% above what the market eventually said it was worth, it didn't get any action.  The sellers lowered the price to 1.3% above the eventual sale price and it went under contract in less than 2 weeks.

Buyers are very sensitive about price.  You price too high and it's like you turned the faucet off.  You price it correctly people run to see it.
