July - August 2014 Review for Monthly Unit Home Sales for Jersey City, NJ

We closed 122 condos in Jersey city, downtown in July -August (summer) period. 63 in July and 59 in August period. We ended summers with 151 active listings. Although as prices go up, hopefully more will be willing to sell.

Summers are considered as the preferred period to shift the home. Market recorded average 61 properties sold during this summer period.






Take a look at the volume graph above.  You can see the Two bedrooms have overall highest sales in average which is typical for Jersey city, Downtown. The two bedroom is the most versatile for Hudson county audience. A two bed is good for roommates, young professional that wants a home office, a newly married couple and for the couple with their first child.






Above graph shows monthly units sold by month. Numbers are around 60 units during July - August Period and market is ready for more properties expected to come in the market during last quarter of the year.



The above chart shows the total sales volume in $ and the trend of the average price of property during July- August 2014. Sales Volume was high in the month of July. Per unit prices are good in august, which makes the current period, a best time for people looking to sell properties at increasing prices.
