Notice how many went at or above asking.  9 out of 48 went at asking price.  16 out of 48 went above asking  -   33%.  If you add in those that went at asking, that's 52%.  So if you are bidding on a 1-4 family be prepared to compete.  You can see that prices are being bid up.  You can compete and win now or pay more later.

When a sale went over asking, it went over anywhere from 1.42% to almost 13%.  The most a sale went over asking was $250,000.  Asking $1,950,000, sold for $2,200,000.
